How much office space do I need?

This varies from business to business. If you’re looking for office space, this will be based on the number of staff and how many internal offices you need. As a general rule, we recommend around 12m2 per staff member in an open plan layout with workstations. If you’re looking for a retail space, it just depends on how big you want your shop to be!

What do I do if I want to get out of my property lease early?

We offer advice regarding early lease termination on a case-by-case basis. Don’t forget that you have the option of a sub-lease, or perhaps even a co-lease where you can share your office space with another company. The best thing to do would be to give us a call, and we can talk you through it.

How do I know if I should sign my commercial real estate lease?

Double check with a legal expert that specialises in commercial property lease terms. Though fairly standardised, each lease contract is slightly different, so it’s best to solicit the expertise of a professional.

Do I as a tenant have to pay all of the owner’s outgoings?

In most cases, a tenant does have to reimburse the costs of all of the landlord’s outgoings unless the lease states otherwise. Land tax cannot be charged to a tenant if it is a retail lease.
